Foreign-national investor financing

Buying a U.S. rental without a Social Security number?

Select foreign-national and ITIN investor-loan programs may finance an eligible U.S. rental property without a Social Security number or traditional U.S. job-income documents. The lender still verifies identity, source of funds, down payment, credit or alternative credit, property value, rent, and the complete business-purpose transaction.

Answers before an application

The questions investors ask before they move forward.

01

Can a foreign national get a DSCR loan in the U.S.?

Select lenders consider eligible foreign-national investors for rental-property purchases or refinances. Program availability depends on citizenship or residency status, property, credit history, funds, and lender guidelines.

02

Do I need a Social Security number?

Not on every program. A lender may consider a passport and other required identification, or an ITIN when applicable. Identity verification and source-of-funds review still apply.

03

Do I need U.S. pay stubs or tax returns?

Qualifying DSCR programs generally focus on eligible property rent instead of traditional personal employment income. Other personal, entity, asset, and property documents may still be required.

04

What if I have no U.S. credit history?

Some lenders may consider alternative or international credit evidence. Others require U.S. credit. A limited history can change down payment, loan size, reserves, and pricing.

05

Can I buy through an LLC?

Many business-purpose lenders permit an eligible LLC, but they review ownership, entity and guarantor documents, title, and the property's intended use. Confirm the lender's vesting rules before closing.

06

How much down payment is needed?

The required contribution varies by lender, property type, credit evidence, rent, and loan amount. Foreign-national programs can require more equity than a standard domestic DSCR loan, so share the price and available funds for a realistic comparison.

07

Can the property be vacant?

Select programs may consider eligible appraiser-supported market rent for a vacant rental. Rules for appraisal, lease, occupancy, and property condition vary.
