Find the investor-loan path

Want to buy a rental but are unsure which loan fits?

An investment-property loan can fund an eligible rental purchase, refinance, renovation, or equity request. DSCR focuses on property rent, bridge financing can address a time-sensitive or unfinished deal, and select second liens may preserve an existing first mortgage. The best structure depends on the property, cash available, credit, deadline, and exit.

Answers before an application

The questions investors ask before they move forward.

01

Do I need a job to buy a rental property?

Qualifying DSCR programs may use eligible property rent rather than traditional job income or personal tax returns for income qualification. Credit, funds, property eligibility, and the lender's full documentation requirements still apply.

02

How do I choose between DSCR and bridge financing?

DSCR often fits a rentable or stabilized property, while a business-purpose bridge loan may fit a fast purchase or property that needs work before permanent financing. Compare the time, cost, leverage, and realistic exit.

03

What if the rent will not cover the payment?

A no-ratio or lower-DSCR program may offer another path for an eligible property. The lender may change maximum leverage, pricing, credit, or reserve requirements.

04

Can a first-time investor qualify?

Some programs accept eligible first-time investors. Others require rental or renovation experience. A clear budget, available funds, credit, and property plan help narrow the lender choice.

05

Can I use projected rent before finding a tenant?

Select programs may use eligible market rent supported by an appraisal or approved documentation. A vacant property still has to meet condition and lender requirements.

06

Can I access rental-property equity without replacing my first loan?

Select investor second mortgages and HELOCs may let an eligible owner retain the first mortgage. Combined LTV, rent, credit, and property type govern availability.

07

What should I send for a first review?

Start with property address or target area, price or value, current loan balance, requested amount, rental income or estimate, credit range, available funds, and timing. Do not send sensitive identifiers through the website form.
