Commercial loan calculator
Estimate the payment, leverage, and balloon before you choose the loan.
Compare an amortizing commercial mortgage with an interest-only bridge structure. Then tell us whether rate, leverage, or speed matters most.
This estimate excludes taxes, insurance, association dues, reserves, lender fees, and other costs. It is educational only and is not a quote or approval.
What does this commercial loan calculator show?
It estimates principal-and-interest payment, annual debt service, LTV, and the remaining balloon balance at the selected term. Actual lender calculations and costs can differ.
Why does the balloon balance matter?
Many commercial loans amortize over a longer schedule but mature earlier. The unpaid balance may need to be refinanced or paid when the term ends.
How is a bridge payment different?
Bridge financing is often interest-only, which can reduce the scheduled monthly payment while leaving the principal due at payoff. Rates and fees may be higher in exchange for speed or flexibility.
