Can an Investor New to the U.S. Get a Fix-and-Flip Loan Without an ITIN?

The short answer: Potentially—select business-purpose lenders may consider a qualifying no-ITIN fix-and-flip transaction by evaluating the property, equity, project plan, reserves, eligible partner experience, and documented real-estate experience from another country.

01

Experienced abroad does not always mean inexperienced here

An investor may be new to the United States while already having substantial construction, development, or investment experience in another country. A conventional lender may struggle to document that background, but select private-money and business-purpose lenders can evaluate the complete experience story.

The key is presenting verifiable international projects, the borrower’s role, eligible partner or guarantor experience when applicable, the current property, and a credible U.S. business plan.

  • International project history and supporting documents
  • Purchase contract and property valuation
  • Detailed scope of work and renovation budget
  • Eligible partner or guarantor experience
  • Equity, liquidity, reserves, and exit strategy
02

Can a fix-and-flip close without an ITIN?

Potentially. Program requirements vary, and not every lender accepts a borrower without an ITIN or Social Security number. Select lenders may use other acceptable identification, entity documentation, banking records, and required tax or legal forms for an eligible business-purpose transaction.

This is not a no-document loan. Identity, source of funds, entity structure, title, insurance, property, renovation plan, and exit strategy still require careful documentation.

A closed no-ITIN fix-and-flip example

Ahoo closed a business-purpose fix-and-flip for an investor who had substantial construction experience in another country but was new to the U.S. market and did not yet have an ITIN. The successful structure considered the investor’s international background, eligible partner experience, property, equity, renovation plan, and complete transaction.

The example demonstrates that being new to the U.S. does not automatically erase relevant experience. Every future transaction remains subject to its own lender requirements and approval.

04

Start with the structure before making assumptions

Before assuming the deal cannot be financed, identify the borrower’s current immigration and tax-document status, entity, property state, purchase price, requested loan, renovation budget, completed international projects, cash available, and intended sale or refinance exit.

Ahoo can compare qualifying business-purpose bridge, hard-money, fix-and-flip, and potential fix-and-hold exit options without treating a borrower’s lack of U.S. history as the entire story.
