Foreign-national DSCR

Can I Get a DSCR Loan Without a Social Security Number?

The short answer: Potentially—select foreign-national and ITIN DSCR programs may consider an eligible investor without a Social Security number when the borrower, identification, funds, property, equity, and rental-income structure meet the lender’s requirements.

01

No Social Security number does not automatically end the DSCR conversation

DSCR loans are business-purpose investment-property loans. Select programs are built for foreign nationals or borrowers using an ITIN and may accept approved identification instead of a Social Security number.

The lender still must verify the borrower and the complete transaction. Depending on the program, that may include a passport, visa or ITIN when applicable, U.S. entity documents, banking records, source of funds, credit or alternative credit, and required tax forms.

  • Passport and eligible immigration or tax documentation
  • LLC or other ownership documents when required
  • Documented down payment and source of funds
  • Property appraisal and qualifying rent
  • Credit or approved alternative-credit review
  • Post-closing reserves
02

How the property qualifies

A qualifying DSCR lender evaluates eligible rent or market rent against the payment required by its program. Traditional W-2 employment and personal tax-return income may not be used for qualification, but property type, location, occupancy, insurance, title, and valuation still matter.

Foreign-national programs may require more equity or reserves and may price differently than a standard U.S.-credit DSCR loan.

03

Experience from another country may still matter

Being new to the United States does not necessarily mean being new to real estate. Ahoo has closed a business-purpose fix-and-flip for a borrower without an ITIN whose construction experience was primarily outside the U.S.

The best presentation documents the investor’s actual experience, partners, available capital, and U.S. investment plan rather than leaving the lender to make assumptions.

FAQ

Related questions

Is a passport enough for every DSCR lender?

No. Identification, immigration or tax documentation, entity, credit, banking, and reserve requirements vary by lender and property state.

Do I still need a down payment?

Yes. Foreign-national or no-SSN programs commonly require a meaningful equity contribution, and the amount varies with the complete scenario.

Can market rent be used if the property is vacant?

Select programs may accept eligible appraiser-supported market rent, but vacant-property rules vary.
