Can an SBA Loan Refinance a Commercial Bridge Loan?

The short answer: Yes—an SBA 7(a) or 504 loan may refinance eligible commercial bridge debt when the borrower, business use, occupancy, property and use of proceeds meet SBA and participating-lender requirements.

01

Why use bridge financing first?

A bridge loan can solve a timing or property-condition problem that an SBA lender cannot accommodate immediately. The borrower may need to close quickly, complete construction, stabilize operations, resolve documentation or create the occupancy required for the long-term loan.

The exit should be considered before the bridge closes. That means testing likely SBA eligibility, expected timing, debt-service capacity, occupancy and documentation while also identifying a non-SBA backup when appropriate.

02

SBA is one exit—not the only exit

Depending on the property and plan, a bridge may later be refinanced with SBA financing, conventional commercial debt, DSCR financing, a portfolio loan or proceeds from a sale. Borrowers who dislike SBA requirements should not be forced into that route; the right exit is the one the completed project can realistically support.

  • SBA 7(a) or 504 when eligible
  • Conventional or portfolio commercial refinance
  • DSCR or rental-income financing
  • Sale after completion or stabilization
03

How the gas-station project uses this strategy

In Ahoo’s gas-station completion example, bridge financing provides capital for approved contractor balances and remaining construction draws. SBA financing has begun as a potential takeout path, but it is not approved or guaranteed.

This is the discipline behind Bridge-to-SBA: use the short-term loan to solve today’s problem while preparing the documents and property conditions the longer-term lender will require.

04

Questions to answer before closing the bridge

Ask how long the bridge term lasts, whether extensions are available, what the prepayment terms are, what milestones must be reached for the intended refinance and what happens if that takeout takes longer than expected. A good exit plan includes time cushion and alternatives.
